This Airbnb Makes $478,700 !! – What They’re Doing Right

Discover how a seemingly unexciting market in Birmingham, Alabama, has a property that AirDNA says made $478,700 last year. 

I recently did this on the channel with another “unexciting market” in Columbus, Ohio and a property that did over $300k.

I had fun, so I did it again.

(00:00) what’s up guys come with me to Birmingham Alabama to check out another very very cool listing in a very very uncool and unsexy Market Birmingham Alabama this property is bringing in over $478,000 a year on Airbnb and vbo so I want to take a moment in this video to just dissect what these hosts are doing so so well what they’re absolutely nailing that that’s allowing them to perform this well let’s jump right into it and let’s start with just looking at this house on air DNA according to air DNA it was
(00:42) available 361 days at the last year it had annual revenue of $478,500 they’re listed on Airbnb and vbo so right off the bat that’s one thing that’s working in their favor is that they’re listed on multiple OTAs multiple platforms that means that they’re going to get more views on their property they’re going to get potentially higher nightly rates from certain platforms typically vbo you end up getting a little bit higher nightly rate um so they’re doing that really really well I was already checking out
(01:11) their photos but let’s back out and kind of back up out of the photos here um and first look at this property see what they’re doing well right off the bat so right off the bat we can see that Eden Bray birmingham’s Premier Retreat doesn’t really do it all that much as a headline I will say it doesn’t really draw my attention that much it doesn’t really speak that much if I’m hosting an event or Retreat then maybe but that’s a very particular type of guess that they’re caring towards so I would say
(01:41) that the the headline is like good not great the cover photo I don’t think is anything overly special I think that the lighting in this cover photo isn’t phenomenal I think the the property kind of speaks for itself but I think the lighting could be a lot better up here it’s really kind of blown out the sky up here I think that some of their other photo photos are absolutely stunning but I just think this particular photo isn’t all that great but right off the bat they are doing a really really good job
(02:07) of Hosting they’ve got a guest favorite badge 4.9 star average rating and their super host so again it comes back to the fundamental of if you just do a really really really good job of Hosting then you’re going to perform better because you’re going to show up higher in the search results it’s going to give you more demand you’re going to be able to charge higher nightly rates you can see that their nightly rate is over $1,000 a night now the other big component there I talked about this in the last listing
(02:32) that I reviewed over in Columbus Ohio this property is an eight-bedroom 14 bed five bath it sleeps 16 or more guests so that’s super super helpful that is a big thing that’s allowing them to again just outperform the competition and charge much higher at the rates if we go back out here you can see that in Birmingham there’s 2,000 active listings now unfortunately with air DNA’s filter we can’t filter for 16 uh 16 people we can see how many people how many properties accommodate 10 or more people out of
(03:02) those 2,000 only less than 10% 233 or I guess just over 10% uh are able to accommodate more than 10 people so you can imagine that for sleeping 16 people there’s only going to be a handful of properties that can actually accommodate that number of guests so uh there’s very going to be very very little to almost no competition for any really large groups that are looking to stay somewhere in Birmingham so that again just kind of sets them in League of Their Own that’s really helpful now if we dig into it more let’s take a look
(03:35) and one of the things that I really think they just nailed is their photos you can see here that their photos just capture you know exactly the type of guest that they’re that they’re want to look for they’ve highlighted that right in the second photo photos capture the space really really well I’m pretty particular on lighting so I don’t think that the lighting is as good as it could be in some of these photos but what they do a really really good job of is kind of two of the main things that you’re
(03:58) aiming for in your photos one and answering all of the guest potential questions and two helping guests to Envision themselves in the space if I’m hosting an event here this photo just helps me to Envision what that event is actually going to be like and it’s incredible and so they do a really really good job of that throughout the photos here and the captions and things like the floor plan really help to answer any of those questions that I might have as a guest you can see they have consistent captions throughout um
(04:25) they do a really really good job of that the photo quality I would say is like an eight or N9 out of 10 it definitely could be a little bit better in my opinion some of these photos but they’re definitely solid they’re good solid photos even though they could be done better they’ve got some really thoughtful amenities here like your phone chargers your bedside lamp you know you’ve got like that luggage rack there and they’re doing a good job of highlighting this stuff in the actual photo so I don’t have to read the
(04:49) description I don’t have to read the captions in order to get these questions answering myself they’re very obvious just from looking at the photos I also think one of the things that they’ve really really done a great job with is just the overall design um honestly like they a lot of hosts kind of skimp over this and just throw together an Ikea showroom inside their house and these hosts very much have not done that they’ve obviously spent some time and thought that’s gone into how they’re
(05:12) going to lay everything out how they’re going to design things how they’re going to make it look nice and aesthetic and so it really really accomplishes that goal very effectively you can see from like the paint colors they’ve chosen to the textiles they’ve chosen to everything you can just see that they’ve done a really really good job of that and so I think that they’re doing a great job of laying out these photos it’s a pretty complicated space with it being such a large property and it looks
(05:34) like there’s like multiple Apartments here it it’s pretty it can be very complicated to lay out your photos and answer questions about a property like that U when you’ve got so much going on and I think they’re just doing a really really good job of that um you can see from the photos here that they’re obviously just doing a good job of kind of answering all those potential questions that I might have as a guest showcasing the space showcasing the outdoors again I just think they nailed it with the photos I think that you can
(05:58) make an argument to say that some of the photos could just be better quality but overall they are really really good I’m really curious to see how they do with the description because with a property like this the description could get very complicated and convoluted hey guys if you are an existing or aspiring Airbnb host investor or co-host who’s looking to level up your game and take your hosting to the next level make a whole lot more money on Airbnb and frankly just have a whole lot more fun then

(07:41) basically means nothing cu no one’s ever going to read any of this stuff like no one’s going to read these rules they’re not enforcable so just get rid of all this stuff it it honestly just like it just attracts it just kind of sketches me out when people have a lot of different rules in here and different like fees and stuff I think they’re trying to trick me and try to kind of hide something from me and none of this is enforc by the way like this $500 smoke remediation fee not enforceable because it’s in uh in your description
(08:06) if you put it in the uh in the house rules the guests have to agree to then you can enforce it but having it there doesn’t actually benefit you any from like a a protection standpoint but the main section here where they break it down to Apartment One Apartment 2 apartment 3 four five um this does I think I think it’s a really good layout for it because it keeps it organized again it’s a pretty complicated space to be able to have a description for that accurately uh you know kind of encaptures the all the different spaces
(08:35) all the different amenities so I think they’ve done a good not great job of that I like that they’ve at least laid it out into bullet points and put headings on it I think they could do a better job for sure of uh kind of highlighting all the the rooms aside from just the bedrooms and get more value packed into here because as a perspective guest for this place I would imagine I would have a lot of questions especially if I’m planning an event I would probably have tons of questions and the more four of those that you can
(09:00) answer in your listing in the description in the photos Etc the less work you’re going to have to do uh going back and forth with guests getting them to book or or answering their questions all that kind of stuff so um that to me is one really big thing that I think uh could be improved on this listing is just answering some more of the questions 49 amenities tells me that there’s probably quite a few amenities that they actually do have at this property that they haven’t checked off on airbnb’s backend so I’d say a big one
(09:30) um and that’s really all there is to it there’s not a whole lot more going on here like honestly they just have a really really nice property that’s like leagues different from anything else in the market they’ve got this unique property that’s catering to a very specific segment of the market that is underserved by the rest of the market they’re doing a really really good job of Hosting they’ve got some really good photos really good captions on them um and there’s definitely room for
(09:54) improvement things like the headline things like the listenting description even the lighting in some of the photos could be improved but again this isn’t a game where you need to be completely perfect I definitely would advocate for changing those things cuz it’s only going to help but I just again want to just highlight once again that as long as you do a few of the main core kind of fundamental things really really really right you can afford to make some mistakes here and there and still be performing really really well obviously
