What’s up guys, in this video, I’m going to share with you three really, really affordable ways to improve the performance of your Airbnb or short term rental property and have it make you more money. So let’s jump right into it. My first tip, that’s a really affordable way to make your listing stand out more and get more bookings is spending a bit of money on decor. I think this is often really overlooked in short term rental properties. So many people I see them going out and just buying the bare necessities for their property, things that are absolutely necessary for guests to enjoy their stay like having a bed having a night table having a lamp on the night table and o’clock on the night table. You know, I see people going and getting a couch and chairs for the living room, maybe a coffee table, maybe side table, they go get a dining dining table, and they get dining chairs, but they just forget about adding any kind of decor or personal touch that makes it feel homey. And so as a result, a lot of properties that I see on Airbnb these days feel very cold and unwelcoming. Instead of just having a bed, a night table lamp and an alarm clock, maybe have some decor, political pictures on the wall, have some nice curtains that are actually you know, nice aesthetically, have a throw blanket have some throw pillows, there’s all these different things that you can add to the property that are going to really warm it up and make it more welcoming. You can do this in every room of the house virtually just spruce it up and add some personalization, that’s going to make it feel a little bit more homey, a little more cosy, and actually welcome people into the space. So that’s my first tip is just adding some simple decor. And I think this is one that a lot of people are really, really lacking on. My second tip for an affordable way to dramatically boost the performance your listing is going to be photography. Now when I say affordable with this one is a bit subjective. I know photography can be expensive, for example, for a property that I have, I recently paid $650 to have it photographed. And I know for a lot of people, they think that’s absolutely outrageous. But hear me out. It’s a five bedroom property. And it’s got hot tub, it’s got all kinds of cool amenities, it’s going to take quite a bit of photography, and it’s also a rural property. So there’s a drive time for the photographer to get there. But more importantly, it’s a property that generates anywhere between 80 and $120,000 a year in booking revenue. So relative to how much it earns in revenue spending that money on photography is pretty insignificant and really pretty affordable in the grand scheme of things. Now, the reason I say this is such an important thing, as as far as one of the three most affordable things you can do to improve your property’s performance is because it’s one of the more expensive things on this list for sure at 600 or so dollars upwards of that now, certainly you can get good photographers for less than that. But it is also probably the thing on this list of three that is going to make the most significant positive impact with the least amount of effort. The reality is something you can do one time is hiring a professional photographer, and it is going to dramatically boost the performance of your listing. If you get a really great photographer in there, I do recommend making sure that you get the property decorate and everything before having that photographer go in. So it’s looking taught here when you shoot those photos. But having those photos done professionally done really, really well by a professional is really going to make your listing stand out. The reality is that’s the first thing that gets look out when they’re looking to click through and find which listings they want to look deeper into. And it’s almost always the first thing they look at when they get to that listing page is actually scrolling through the photos. So understandably, it’s a really, really important piece to getting people to book and having them pay more for your property because it actually looks more attractive and answers a lot of their questions more easily. So photography, for sure, for me, is one of the most important things if not the most single important thing that you can do to succeed as a short term rental host investor or property manager or what have you. And so for me, it definitely earns a spot number two on that list. Now, the third thing is really, really affordable that you can do it only cost you about 30 minutes a week of your time, and barely any money If not no money at all. But that’s really managing your pricing strategy. Now there are tools you can get out there, like wheelhouse beyond pricing price labs with price labs, that last one being my favourite to use. But you can also do this on your own if you just have the right tools, right Excel spreadsheets and understand the overall concept of pricing strategy and how a good strategy to implement on again, if not, just check out the links in description down below, we’ve got you covered. But really, you could do this for a really low amount of money. If you use one of these tools can be $30 or so a month. Or you can use your own tools and your own strategy and do a completely free and either way, it should only take you about 30 minutes a week to manage your pricing strategy. Now, the nice thing about this is that unlike the other two suggestions, it really doesn’t require anything at the property, it’s all virtual, and you don’t have to do anything to actually change the property. It’s literally taking what you already have, and you’re just selling it for more, and you’re selling it more often. So it’s a really, really great use of your time, because what I see people doing oftentimes, is they just overpriced their listing when they could have gotten a booking and they just lowered it a little bit. And then they end up waiting out too long. And they do things like lowering their pricing dramatically at the last minute. And then maybe they get a booking but they actually could have gotten a booking for much higher if they had known the right strategy. And so ultimately, it just results in fewer days being booked, which is a loss of money for loss opportunity, or nights being booked at a lower price than they should have been, which again, is just leaving a bunch of money on the table. And so the great thing here is that you can take something that’s already operating exactly as well as it is and you can just boom, increase the performance. You don’t have to change anything, it really doesn’t make any difference. It’s literally just free money that you’re getting by optimising your pricing strategy. And it can be done in about 30 minutes a week is all it takes once you have the right approach. So those are my three recommendations for the most affordable things you can do to dramatically increase the performance of your short term rental listing.
